I am I am so happy today to say that another home sold yesterday that used Seller's Choices flat fee service.  We met and signed the paperwork on
April 5th and they were under contract in approx. 2 weeks!!!  In a market where things are reportedly slow this is a wonderful success and I congratulate my clients, Mr. & Mrs. Matthews.  Together, we made it happen! The sellers contributed my having their home show ready. Everything was immaculate both inside and outside of the home.  They asked for my suggestions and then followed through with them.  They hosted 2 open houses consecutively each week end after listing.  They had a superb understanding of the market and had an appraisal done before I arrived.  Determined to be competitive they went with a listing price under appraised value which gave me the edge in marketing.  I posted their Open Houses on the MLS bulletin board and made all agents aware that they were invited to attend.

Do properties listed with an MLS Flat Fee Sell?

Once a listing is accepted and placed in the Realtor MLS it becomes all of the agents that are part of the Realtor membership's inventory.  We check the MLS, usually daily, to see the new properties that have been listed.  On these sheets it shows all of the important features of the property and also what the listing agent is offering to pay another agent to bring them a buyer.  This is the big difference between being a FSBO (For Sale By Owner) or having a flat fee listing in the MLS.  THE AGENT IS ASSURED BY THE LISTING AGENT THAT THEY WILL BE PAID AND HOW MUCH THEY WILL BE PAID.  Payment is commonly a percentage of the sale.  As long as the seller is willing to pay a fair buyer's agent compensation, there property will compete with all the other listings. 

The other consideration is that statistically 85% of all buyers now turn to the internet before calling an agent.  When you list in the Realtor MLS you will automatically also go in to Realtor.com.  Most buyers will have a good idea of the home(s) they want to see before calling their agent.  Your property listing also is seen on many, many other sites as well.
