Do properties listed with an MLS Flat Fee Sell?
Once a listing is accepted and placed in the Realtor MLS it becomes all of the agents that are part of the Realtor membership's inventory. We check the MLS, usually daily, to see the new properties that have been listed. On these sheets it shows all of the important features of the property and also what the listing agent is offering to pay another agent to bring them a buyer. This is the big difference between being a FSBO (For Sale By Owner) or having a flat fee listing in the MLS. THE AGENT IS ASSURED BY THE LISTING AGENT THAT THEY WILL BE PAID AND HOW MUCH THEY WILL BE PAID. Payment is commonly a percentage of the sale. As long as the seller is willing to pay a fair buyer's agent compensation, there property will compete with all the other listings.
The other consideration is that statistically 85% of all buyers now turn to the internet before calling an agent. When you list in the Realtor MLS you will automatically also go in to Realtor.com. Most buyers will have a good idea of the home(s) they want to see before calling their agent. Your property listing also is seen on many, many other sites as well.
As you can see, the Realtor MLS is a powerful tool that gives the seller the opportunity to get as much exposure as possible, sell in the shortest amount of time and get the best price for their property. The MLS works and the Realtor MLS flat fee service helps you save 1/2 the commission!
Yes, you can stay in control of how to sell your most personal and prized possession...your home or property!! In days gone by, the standard for selling a home was to dial your local, knowledgeable and personable Realtor and have them put your listing in the Regional MLS. Coupled with that, the Realtor would advertise, do Open Houses, put up signage, show the home and collect a 5-10% commission when it sold. And for those sellers who don't mind to pay the commission and be "hands off" that 's still a great way to go! Sellers Choices will do a full service discount commission and you can still save your hard earned dollars!
For those sellers who want to save half the commission, there is another choice for you!! Yes, you still have the Regional MLS exposure, you still have signage, you can have your showings scheduled for you, a lockbox so agents can show your home, Realtor.com and many, many other sites! I even accept the Offer to Purchase and present it to you after it is made. If you are willing to take it to close from there, you can save 1/2 the commission!!!!!! If you sell your home yourself, you pay NO commission! The only money I make as your listing Realtor is a $495 flat fee and if I don't sell it I don't charge you for selling it!!
Flat fee and discount brokerage has made its way in the real estate arena and is helpful to many different types of sellers. Are you an investor and want to be the MLS but don't want to pay full commission? Are you a homeowner that doesn't have enough equity in your home to pay a full commission? Are you a developer and want to keep your profits maximized? Are you simply a smart seller and can see the benefit being offered for half the price? Then you'll want to take advantage of the services of Sellers Choices!!
